Renting to the council can involve what seems like an endless list of tasks to get everything in order. One thing that doesn’t have to be complicated is electrical safety tests. STEP 1 – WHAT CHECKS ARE NEEDED?

They will require this test to be conducted on any of the electrical appliances you will be supplying with the house. These will include appliances such as cookers, dishwashers, lamps. This is a safety test of portable appliances that makes sure they are safe to use.

This is required so they can see the overall quality of the electrical work in the home. The wiring, outlets, light fittings, fuse-boards and several other electrical elements will be checked to make sure they are of good quality.

STEP 2 – WILL I PASS THESE INSPECTIONS?

If your house was wired by a registered electrician in the past 10 years and it has been checked within the last 5 years there is a high change you will pass the periodic test without much work after the inspection.

If you do not know when it was wired and have never had it checked, Don’t Worry! This is exactly what a periodic inspection is for it checks all the wiring so then you will know all of this.

STEP 3 – HOW LONG WILL IT TAKE?

Taking a 2 bedroom house as an example, a periodic inspection and pat test will take 2-3 hours. You would not have to be present for the whole time so you can continue on with your day while it is being done.  If the property is very old and access to fuse-boards may be restricted testing would take an extra hour or two.

2-3 Standard Bedroom House – A periodic inspection and pat test will take 2-3 hours. You would not have to be present for the whole time so you can continue on with your day while it is being done and we will have your reports ready upon completion.

Older Home Or Large Property- If the property is old and access to fuse-boards may be restricted testing would take an extra hour or two. If the home is 5-6 bedrooms then testing will take an additional 2 hours for the periodic inspection to be completed.
